Project Description
The Richardson Building is a 6-story red brick masonry building built as a jewelry factory at the turn of the 20th century. The 66,000 SF structure is similar to buildings in Hoboken, Jersey City and Brooklyn that have been successfully converted to "loft" style residential uses. These types of conversions are a national trend that coincide with a renewed interest in urban living. The project is planned to yield 67 units.
Developers have yet to fully capitalize on this trend in Newark on the scale that is found in other cities. However, consistent with other completed and planned developments, the Richardson Building is within a ten-minute walk to Newark Penn Station, with access to New York City via PATH and NJ Transit.
The Richardson Building is within walking distance from the ethnic restaurants and street life of the Ironbound, the world class cultural venues of NJPAC and the Newark Museum, and sports facilities such as the Bear's Minor League Baseball Park andthe Prudential Center sports and entertainment arena. The immediate area is a residential neighborhood along with two large scale redevelopment areas that will ensure a steady rise in real estate values. In addition to the Richardson Building's close proximity to transit and neighborhood amenities, this adaptive reuse project will be LEED certified, ensuring a long-term sustainable redevelopment solution.
